New roofs and re-roofing in Aberdare and Merthyr Tydfil
Replacing a roof is a significant project. A good quote shows what is being stripped, what is being reused, what goes underneath and what is included for scaffolding and waste.
Draft scope: owner must confirm this service, its materials and exclusions before launch.
Who this is for
Owners of homes where repeated repairs are no longer worthwhile, where the covering is at end of life, or where an extension or conversion needs a new roof.
Signs you may need it
- Repeated leaks in different places
- Widespread slipping, cracking or crumbling tiles or slates
- Sagging roof lines or rotten battens
- Old felt that is brittle or torn
- Changing the roof covering as part of other building work
What is included
- Stripping the existing covering
- Checking and replacing battens and minor timbers as agreed
- New underlay and battens
- New tiles or slates, with ridge, hip and verge details
- Flashings, valleys and associated roofline details as quoted
- Removal of waste
What is not included
- Major structural alterations
- Scaffolding if not itemised in the quote
- Planning or building-regulation applications unless agreed in writing
Options and materials
- Concrete or clay tiles. Typically lower cost and a wide range of profiles and colours.
- Natural or fibre-cement slate. Matches many traditional Valleys terraces; cost and weight differ between types.
- Reusing existing slates or tiles. Possible where they are sound, but it depends on condition and fixings.
How the job runs
- Enquiry. Tell us what you can see and where the property is. Photos help but are not required at this stage.
- Site assessment. We assess the roof, loft access and surrounding access for scaffold, and note the existing structure.
- Written quote. You receive the scope, materials and price in writing so you can compare it like for like.
- Preparation and work. Access, protection of the surrounding area and timing are agreed before work begins.
- Handover. We walk through what was done, tidy up and remove waste. Ask us for any paperwork you need.
What affects the cost
We do not publish fixed prices because every property differs. The main factors are:
- Roof area and complexity (dormers, valleys, chimneys)
- Choice of covering
- Scaffolding and access
- Condition of timbers beneath
- Waste removal and disposal
Price guidance
We only publish prices the owner has approved, and none are published for this service yet. Every quote is based on the factors above.
Access, disruption and weather
- A roof is open while it is stripped, so work is staged and weather-watched.
- Plan for noise, some dust and scaffolding on the property for the duration.
- Building-regulation requirements can apply to re-roofing; we will say what we think applies and what to check with the council.

Questions
How long does a re-roof take?
It depends on size, weather and complexity. We give an expected duration in the quote, not a guarantee, because weather can interrupt.
Do I need to move out?
Usually not. The work is mainly external, though noise is unavoidable.
What should a roofing quote include?
Scope, materials by type, scaffolding, waste, who is responsible for any hidden timber repairs, the payment schedule and the work start window.
